What should you ask before financing a pool?
Ask for the total cost of borrowing rather than the monthly payment, whether the rate is fixed or variable, what fees are included, whether there is an early repayment penalty, how funds are released against construction stages, and what happens to the loan if the project is delayed. Compare the contract's payment schedule against the lender's draw schedule before signing either.
Questions for the lender
- What is the total amount repayable over the full term?
- Is the rate fixed or variable, and for how long?
- What origination, processing or administrative fees apply?
- Is there a penalty for repaying early?
- How and when are funds released - lump sum or staged draws?
Questions for the builder
- What is the payment schedule, and what triggers each payment?
- What exactly is included, and what is explicitly excluded?
- How are change orders priced and approved?
- What happens if site conditions differ from what was assumed?
- Who holds responsibility for permits, inspections and utilities?
A basic safeguard
Payments should follow completed work, not precede it by large margins. A schedule that front-loads most of the cost before meaningful progress is a risk regardless of how the financing is structured.
